Treimorfa with a roof terrace and restaurant

102,5 m high, accommodates hotel and office space, public accessible roof terrace and restaurant – this is what the Treimorfa (aka Skeleton) located by the Mogilskie roundabout in Cracow will turn to.

‘The final decision was to raise the tower up to 102,5 meters. The two top floors will be contracted against the overall façade and take the form of steps. The top floor has been designed for a public access terrace and restaurant. We have resigned from the idea of a roof over the terrace in order to make the tower appear more slender’, informs Szymon Duda from GD&K which is the lesser shareholder of the project.

During the last few months, we have observed discussions concerning the height of the building and the shape of its cap. The author of the design, the renowned Hans Kollhof, has suggested finishing of the cap inspired by church towers.

The discussed height of the tower varied from 94 to 140 meters. The final compromise has been reached. The tower will be 102,5 meter high. Yesterday during the meeting with the president of Cracow – Jacek Majchrowski – the final decisions have been made. The design chosen by the Municipal Urban and Architectural Committee has a contemporary look. ‘It may not be an avant-garde design but it will be interesting. I think the citizens of Cracow will also like it’, said the vice-president of Cracov – Kazimierz Bujakowski. The procedures connected with issuance of the site development conditions may take as long as the end of this year; the first permits may be granted within the next few days so it will be possible to commence the design works. In the beginning of the next year, the investor plans to submit a building permit application in order to obtain it by the end of 2010. It would allow finishing of the project’s first stage by the end of 2012. The next buildings will be constructed later in the future. It is estimated that the project will cost from 50 to 100 million Euro. Who will pay for it? ‘The developers buy parcels but the projects are usually financed by the banks. We are conducting negotiations with two Polish banks, which are interested in the project’, says Szymon Duda. Construction of the skeleton was terminated due to the crisis of 1979. Later project concepts were also not completed by next owners of the building. The latest owner of the tower - TreiMorfa – which has Verity Development as its main shareholder and Cracow based GD&K – which acts as the lesser shareholder of the project. Last week, the Internal Security Agency has undertaken control in the offices of the shareholders in Cracow. The control was to verify the reliability of financing sources used by Verity Development in Poland. The company has issued an official statement that it acts in compliance with the Polish law and it is financed by the Shamil bank as well as independent foreign investors whose main interest lies in development of the real estate market in Poland.

The tower, which is located by the Mogilskie roundabout, and which has been named TreiMorfa, is said to be 102,5 meter high. Several new buildings will be constructed next to it including 35 meter high hotel with elevated segments rising up to 40 meter height and residential, commercial and office buildings of 25 meter height. The main entry road will lead from Lubomirskiego street.
